    Step 1: Get to Know You Meeting


    We will meet personally and spend time to get to know each other better.  I listen carefully to what it is you are looking for and identify the must-haves in your dream home.  This important step ensures the rest of the process flows smoothly. I walk you through the entire buying process, step-by-step.  Each one of my clients receives a Home Buyer’s Road Map to help ensure that you are prepared for when we do find your dream home.


    Step 2: View Dream Home potentials


    Here is where the fun begins! We begin to visit homes that meet your criteria. As my buyer client, I will give you access to listings the second they come to market. During our viewings, I look out for your best interests.  It’s a lot to take in! As you walk through the house to see if it feels right to you, I will be looking to point out features that add-value and more importantly identify potential concerns you may have overlooked. Each one of my buyer clients receives a Professional Buyer Guide, a valuable tool to keep you on track with your goals.


    Step 3: Review property and neighborhood stats and figures


    For properties of interest, I will provide you with in-depth property details, a review of recent comparative sales, relevant neighbourhood information like demographics, transit or schools, access to a mortgage calculator to quickly understand estimated payment requirements, communication with your mortgage representative to ensure no surprises, and more!


    Step 4: Make an offer


    When we find you a home you love, I’ll prepare and present the offer.  You can count on me to have the market knowledge needed to negotiate skillfully on your behalf.  Our goal is to ensure you get the property you want at the lowest possible price.  I will ensure to draft the agreement to protect your best interests.  An important part of this step is sitting down with you to ensure you understand all the forms and legal aspects of the forms you will need to sign in the buying process.  If you have any questions about any of the paperwork at anytime…AskMartina!


    Step 5: Close the deal


    A real estate lawyer will be added to our team to close the sale. Your lawyer will help make the legal transfer of the home as smooth as possible. In the Agreement of Purchase and Sale, I will ensure a final viewing of the property for my buyer clients just before closing. This is another opportunity to relish your soon-to-be home, take any final measurements required, and ensure it has remained in good condition. A day or two before closing you’ll meet with your lawyer to sign the closing documents.  Your lawyer will advise what money is required to seal the deal.


    Step 6: Moving Day


    Congratulations! You’ve made it to move-in day! If you have used my moving checklist and moving tips, you will be all set for a smooth transition to your new home. I will make myself available to pick up the keys from your lawyers office for you and to answer any last minute questions you may have.  You can count on me to check in with you as you settle in to ensure everything is as expected.  Remember I am your real estate advisor from beginning to end and after.
