Step 3 - List Your Home For Sale
When you hire me to be your sales representative, I will work with you to put your home on the market. There is more to it than putting it on MLS and putting a sign on the lawn; I will work with you to ensure your home listing is set for success. Here’s how:
Set the right price – this sounds easier than it is. Price your home too high and fewer buyers will show interest. Your sale will take longer and you could face multiple price reductions. Buyers will react to the dropping price by bringing lowball offers once your price is accurate. As your real estate advisor, I will put together a home assessment and comparative market report that that will show you what homes have sold for in your area. As many factors as possible will be taken into consideration to accurately assess the fair market value of your property so it sells fast while maximizing profit.
Staging for maximum impact – After removing excess beloved items and making value-added repairs to your home, staging a house can be an important strategic move for sellers. Staging can be accomplished by home-owners or coordinated through a professional stager. Staging can be simple or elaborate but is intended to present your home at its best, making that important best first impression. The goal is a spacious bright look showing off the room’s possibilities for the home’s new buyer. It often involves removing some of your own furniture, re-arranging and often renting furniture and décor. An important part of this process is removing personal items to allow buyers to envision themselves living there instead of feeling like they’re visiting someone else’s home. Remember to remove any fixtures that you will not want to be included in the sale.
Market your home – The right agent, the right price and the right look, must be accompanied by the right marketing plan. Here’s where being a REMAX sales representative brings extra value over what other brokerage agents can bring. We will develop a personalized marketing plan tailored to your home’s specific needs. This may include newspaper advertising, listing your home on the Multiple Listing Service (MLS®), a video home tour, personalized feature sheets, and individual website for your property, social media advertising, and utilizing the REMAX exclusive network.
